Inventory Mismatch
One of the many interesting dynamics in our Northern Colorado market is the mismatch between inventory and sales.
Meaning, there isn’t enough of what most people want.
Check this out, year to date for Northern Colorado:
Under $300K = 1,123 homes sold/87 currently for sale (!)
$300K to $500K = 1,106 homes sold/358 currently for sale
$500K to $1M = 310 homes sold/301 currently for sale
Over $1M = 13 homes sold/54 currently for sale

An Unbalanced Market
When was the last time you rode a see-saw?? (some people call it a teeter-totter.) Our market right now reminds me of when my little sister and I would try to ride one. There she was stuck up in the air and there I was stuck on the ground (I was a big kid!)
Here’s the deal- a market is “balanced” when there is 6 months of inventory for sale. Meaning it would take 6 months to sell out everything on the market assuming nothing new came on the market.
Over 6 months = buyer’s market. Under 6 months = seller’s market.
Check it out: Today, in Northern Colorado, there is only a 1.5 month supply. Yep, a seller’s market. There’s my sister stuck up in the air.
But wait! There’s more to the story! Taking a closer look at specific price ranges reveals that under $250,000 there is a two-week supply! And over $700,000 there is a 6.5 month supply.
So, we have both buyer’s markets and seller’s markets right here in our Northern Colorado market.
The big takeaway is this – for some people. This is an ideal time to move up. Depending on your home’s price and location you could sell in a seller’s market and potentially buy in a buyer’s market.

Prices up $392 Per Day in Fort Collins
Today we’re researching the numbers in our market and we have a good one for you. So far in 2016, average prices in Fort Collins are increasing $392 per day. This is according to IRES, our local MLS service.
Here’s the deal. The average price for a single family home in Fort Collins at the end of 2015 was $359,655. Today, half way through April, it is $400,829. A $41,000 increase in 4 1/2 months! (side note – it’s a big deal that average prices are now over $400,000, it’s the first time that has ever happened).
So, prices in 2016 are moving at a pace of $392 per day.
Great news if you are a homeowner. Great news if you are a Seller. Great news if you are thinking of Selling.
Not so great news if you are a renter.
What’s causing this? A few things.
1. Artifically low interest rates being held down for many factors including a weak global economy.
2. Really high job growth in our local area.
3. Really low inventory levels of homes for sale in our local area.
The takeaways:
1. This is a good place to own real estate (the long-term numbers prove it)
2. This is a good time to sell and move up (because rates are so low)
3. This is a good time to become an owner if you are a renter (because rates are so low)
