Economists say there are three reasons why we aren’t in a housing bubble today.
The first reason they mention is the amount of new home construction compared to the 2006 housing bubble.
Today, along the Front Range, new home starts are down 38% compared to 2006. This is despite a much higher population than 12 years ago.
A major factor that caused the bubble was the glut of new construction inventory which doesn’t exist today.
Metrostudy, a leading new home research firm, says that Front Range builders need to have built 30,000 more new homes over the last 5 years to keep up with demand.

- $4.6 billion of residential real estate was sold in Larimer and Weld Counties. ($2.8 in Larimer and $1.8 in Weld). This volume is double what is was in 2012.
- There were 7,091 residential sales in Larimer County and 5,442, in Weld County.
- On average, it took 53 days to sell a home in Larimer County and 49 days in Weld County. In 2012 it took about 25 days longer to sell a home.
Loveland homes take only 46 days on average to sell. That’s really fast, just 5 years ago it took almost twice as long.
The 207 homes for sale equal a 5-week supply. Of all those homes for sale, only 7 are priced under $300,000.
The average price of a home in Loveland is $371,479. It was just two years ago that prices broke through the $300,000 barrier. It looks like Loveland average prices will hit the $400,000 mark in a year.
