Versus 2019
Because 2021 and 2020 were such unique years in real estate because of the considerably low interest rates, many people in our industry believe it makes sense to compare 2022 to 2019 when looking at the key statistics.
Here’s how 2022 looked along the Front Range compared to 2019:

Larimer County +41% -6% -37%
Weld County +39% +2% -16%
Metro Denver +40% -14% -6%
Generally, what we notice is that:
- Prices are up significantly
- The number of transactions is similar
- Inventory is down compared to 2019 even though it is more than double 2021’s inventory

Active Average
While we frequently research and discuss average prices for properties that sell, it is also interesting to look at the average prices for properties that are active on the market but not sold yet.
These are the average prices, by area, for properties currently listed for sale and not sold yet:
- Metro Denver = $954,000
- Larimer County = $878,000
- Weld County = $880,000
If you are surprised that Weld County is higher than Larimer County, it’s important to note that there are several large acreage properties listed for sale in Weld County which are skewing the average.
These average active prices are all roughly 30% higher compared to a year ago and further emphasize the strong activity in the Front Range market.

12% in Weld County
11% in Metro Denver

- 11 times in the last 40 years home prices have gone up at least 8% along the Front Range
- $1,202,488 is the average price for a single-family home in the City of Boulder

We now measure inventory levels in terms of days.
Typically we measure in months. For instance, a “balanced market” is when there is 4 to 6 months of inventory currently for sale. Meaning that, in a balanced market, it would take 4 to 6 months to sell every home that is currently on the market.
Anything less than 4 months is a seller’s market. Certainly, when we measure in days, we are in an extreme seller’s market.
Today the Greeley market has 18 days of inventory, Fort Collins has 27 days, Loveland has 30, and Windsor has 51.
These are all lower than a year ago. For example, Greeley at this time last year had 27 days of inventory.
But this statistic can be misleading. Sometimes people assume that the extreme seller’s market applies to all price ranges and all locations.
Not true. When we drill down we find sub-patterns that are revealing. For example, homes in Loveland priced over $500,000 have 3 months of inventory and homes in Fort Collins over $750,000 have 5 months.
Because inventory levels tend to increase as prices increase, there becomes a distinct advantage for the move-up buyer. Today, many people can sell in an extreme seller’s market and move up to a price range with less competition and more selection.
