For the month of April, the average price of a home in the city of Boulder was $1,247,000. This is according to the latest from our IRES MLS system.

  • Greeley = $290,000 (76.7% off)
  • Windsor = $306,450 (75.4% off)

18 Days

Luxury home

We now measure inventory levels in terms of days.

Typically we measure in months. For instance, a “balanced market” is when there is 4 to 6 months of inventory currently for sale. Meaning that, in a balanced market, it would take 4 to 6 months to sell every home that is currently on the market.

Anything less than 4 months is a seller’s market. Certainly, when we measure in days, we are in an extreme seller’s market.

Today the Greeley market has 18 days of inventory, Fort Collins has 27 days, Loveland has 30, and Windsor has 51.

These are all lower than a year ago. For example, Greeley at this time last year had 27 days of inventory.

But this statistic can be misleading. Sometimes people assume that the extreme seller’s market applies to all price ranges and all locations.

Not true. When we drill down we find sub-patterns that are revealing. For example, homes in Loveland priced over $500,000 have 3 months of inventory and homes in Fort Collins over $750,000 have 5 months.

Because inventory levels tend to increase as prices increase, there becomes a distinct advantage for the move-up buyer. Today, many people can sell in an extreme seller’s market and move up to a price range with less competition and more selection.

Here are some fun facts about 2017…

In 2017:

  • $4.6 billion of residential real estate was sold in Larimer and Weld Counties. ($2.8 in Larimer and $1.8 in Weld). This volume is double what is was in 2012.
  • There were 7,091 residential sales in Larimer County and 5,442, in Weld County.
  • On average, it took 53 days to sell a home in Larimer County and 49 days in Weld County. In 2012 it took about 25 days longer to sell a home.

Rate Recap

The Federal Reserve raised interest rates by 0.25% this week. It was their 3rd rate increase this year.

This has us thinking about mortgage rates.

Today, 30-year mortgage rates are 3.93%.

Let’s put this in context with a little history lesson. Mortgage rates were…

  • 3.90% 6 months ago
  • 4.13% 1 year ago
  • 3.54% 18 months ago
  • 3.32% 5 years ago
  • 5.96% 10 years ago
  • 7.15% 20 years ago

So where are rates headed? Given that the Federal Reserve is expected to raise their rate three to four more times in 2018, we expect mortgage rates to be higher one year from today.

The Mortgage Bankers Association predicts rates to be 4.8% in the 4th quarter of next year. Freddie Mac’s prediction is 4.4%. If these predictions are true, that would mean mortgage rates would be back to where there were 6 to 7 years ago.

Luxury Leaps

One of our favorite sources of data is the Fort Collins Board of Realtors monthly market report. Their newest release of information showed some interesting numbers on the luxury market and a confirmation of other statistics we are tracking.

The Luxury market is way up over last year.

In the greater Fort Collins area over the last 12 months, sales of single family homes priced between $1 million and $2 million, have leaped up 79% over last year. 24 total sales last year compared to 43 this year.

Inventory Is Up

For the past few years the hot topic in Northern Colorado real estate is inventory, or more specifically, lack of inventory.

Based on our current research, it looks like this trend is reversing.

Let’s look at the increase in inventory in our major markets versus a year ago…

  • Fort Collins up 28%
  • Loveland up 4%
  • Windsor up 37%
  • Greeley up 5%

This increase in is very good news for prospective buyers as now there are more homes to choose from.
